1. Generally
These Terms & Conditions (“Terms”) govern all reservations, and use of accommodation services made through the website www.boutiquemanor.com (“Website”). By making a reservation, guests acknowledge that have read, understood, and agreed to these Terms.
“Boutique Manor” refers to the brand under which Nowarent, Travel Agency provides accommodation booking services. “Guest” refers to any person making a booking and staying in any property listed on the Website.
2. Booking Process
A booking is considered confirmed only after:
- The Guest completes the booking form on the Website;
- The required deposit payment is successfully processed; and
- Boutique Manor sends a written booking confirmation to the Guest by email.
The Guest is responsible for ensuring that all information provided during the booking process is accurate. Bookings may only be made by persons 18 years or older.
A lead guest must make the booking on behalf of their entire group and is solely responsible for all communication and payments. The lead guest is responsible for ensuring that all group members agree to the booking terms. Boutique Manor cannot be held responsible for internal agreements within the group.
3. Prices
All prices displayed on the Website include VAT and other applicable taxes unless stated otherwise. Boutique Manor reserves the right to adjust prices at any time; however, the price confirmed at the moment of booking will not change.
4. Security deposit
Some properties require a security deposit, payable directly to the Property owner or Host upon arrival. If the Guest refuses to pay the deposit, the Owner or the Host may deny entry without refund.
Deposits are refunded at check-out, provided no damage has occurred.
5. Payment Methods
Payments may be made:
- via website online system (all transaction fees are borne by the cardholder)
- via bank transfer
Important: For reservations made within 30 days prior to arrival, payment is only possible by bank transfer.
6. Payment Policy
Unless a specific property lists different conditions, the following standard payment terms apply:
- 20% deposit is due at the time of booking and is non-refundable.
- The remaining 80% balance must be paid no later than 30 days before arrival.
If the remaining balance is not paid on time, Boutique Manor reserves the right to cancel the reservation without refund of the deposit.
7. Cancellation Policy
Unless a property specifies different terms, the following standard cancellation rules apply:
- If the reservation is cancelled or modified at least 30 days before arrival, and after the reservation is confirmed and fully paid, 20% of the total price is not refundable while the 80% will be refunded if was paid.
- If cancellation occurs after the remaining balance has been paid (within 30 days of arrival) or in case of no-show the entire amount is non-refundable.
Cancellations must be submitted in writing.
Only cancellations by the lead guest will be accepted.
Guests are strongly advised to purchase travel insurance that covers cancellations.
8. Booking modifications
Any modification of reservation such as changing dates, number of guests or property must be requested in writing. If possible, Boutique Manor will honour the guest's request.
9. Changes by Boutique Manor
In rare cases, when Boutique Manor must cancel or modify a booking due to unforeseen circumstances:
- It will offer comparable or better alternative accommodation.
- Provide a full refund if no alternative is available or accepted.
10. Check-In and Check-Out
Check-in and check-out times vary by property and will be specified in the booking confirmation. Non-standard times may apply if agreed upon in advance.
11. Guest Responsibilities
Guests agree to:
- Ensuring they possess valid travel documents.
- Use the accommodation responsibly and maintain the property in good condition. Extra cleaning may be charged if the property is left excessively dirty.
- Respect house rules provided in each property.
- Report any damages or issues immediately to Boutique Manor and the Host.
- The number of guests must not exceed the number agreed upon at booking. If exceeded, the owner or the host may terminate the rental without refund.
The Guest is financially responsible for any damage caused during their stay.
12. Pets
Pets are only allowed if marked in the property description and approved in advance.
If pets are not permitted and the guest arrives with one, the owner or the host may refuse entry without refund.
Pet fees vary from property to property.
13. Property information
Property information is provided by property owners.
Photos and descriptions are for illustration and may vary. Owners may make necessary changes to furnishings, equipment, or facilities without prior notice.
If a significant change occurs before arrival, Boutique Manor will inform the Guest when possible.
14. Environment
Rural areas may include insects, animals, and typical environmental elements such as farms or local activities.
15. Access to the property
The property owner or representative may access the property if necessary for maintenance or inspections.
16. Complaints
Complaints must be submitted in writing. Failure to report problems while still at the property may result in the complaint being rejected. If immediate complaint wasn’t possible (e.g. defect noticed after departure) the main Guest can submit the complaint within 14 days after checkout.
Legitimate concerns are resolved promptly.
17. Liability
Boutique Manor and property owner are not liable for:
- loss, theft, or damage to personal belongings,
- injuries or accidents occurring on the property,
- force majeure events such as natural disasters or extreme weather,
- interruptions in utilities or amenities resulting from external causes.
Use of the accommodation is at the Guest’s own risk.
18. Governing Law & Jurisdiction
These Terms and Conditions shall be subject to the laws of the Republic of Croatia.
The parties undertake to resolve all disputes amicably, and if this is not possible, in the event of a legal dispute, the competent court in Croatia shall have jurisdiction.
